How fast can you lease my property?
It depends on condition, price, and season — and we’ll tell you which one is the problem if it sits. A market-ready home priced on real comps in the Huntsville metro typically leases quickly; an overpriced or tired one doesn’t, no matter who manages it. Our first deliverable is an honest rental analysis: the rent we’d list at and anything we’d fix first.
How and when do I get paid?
Owner disbursements go out by direct deposit each month once rent has cleared, together with a statement showing rent collected, any maintenance or fees, and your net. Year-end, you get a full package for taxes.
How do you handle maintenance and repairs?
Tenants submit requests through the maintenance portal any time. We triage (many issues resolve without a truck roll), dispatch vetted local vendors, and stay within the spending limit set in your management agreement — anything above it, we call you first. You see the actual invoice; we don’t mark up repairs.
What happens if a tenant stops paying?
We enforce the lease consistently: reminders, late fees, and formal notice on the timeline Alabama law prescribes. If it comes to eviction, we coordinate the process with local counsel and manage the turn so the property is earning again as fast as possible. Consistent screening on the front end makes this rare.
Do you manage single properties, or only portfolios?

Easier than you think. We review your current agreement’s termination terms, coordinate the handoff of leases, deposits, keys, and tenant contacts, and notify tenants professionally. Most switches complete within 30 days without a day of lost rent.
